The Review
I work with a lawyer and a surveyor. Every property I broker or take into the portfolio is checked before any offer is made. If there is an issue, it comes to light before the offer, not after the deed is signed.

See the buying processThe price is based on actual closings of comparable properties. I produce the brochure in three languages, market it through my network and on international portals, and see the sale through to completion. My commission is 4% plus VAT.
See the selling processEvery valuation is based on transaction data from comparable properties in the region, not estimates. Before any offer, a lawyer and a surveyor (geometra) check every property, covering legal title and the condition of the building.

Buying property in Italy follows its own rules on contract, deadlines and tax. I guide international buyers and sellers through the whole process, from valuation through to completion, in German, Italian and English. On a purchase, I act on the buyer's behalf and in their interest.
