I market openly on portals and social media, or confidentially through the network. In a discreet sale the property goes to selected buyers, with no public listing.

A country house in Chianti Classico has different reference prices than one in the Maremma or the Val d'Orcia. I price from transaction data on comparable properties in the local market.

The asking price is the most important decision in a sale. I base it on actual closings of comparable properties, documented and verifiable.

    Open or discreet, regional or international: I set the channels, the target buyers and the schedule.

    Marketing

    I produce photography, floor plan and a brochure in three languages, and place on international portals and through my own network. In a discreet sale, I reach out to pre-qualified buyers directly.

    Viewings

    I run the viewings on site and give you feedback after each one, including the buyer's reaction to the property.

  5. 05

    Completion

    I handle the negotiation and preliminary contract, attend the notary appointment with you, and see the sale through to completion and registration of title.

Questions About Selling

How long does a sale in Tuscany take?

Three to twelve months. The decisive factor is the asking price. Priced realistically, a property usually sells within the first six months; pricing too high at the outset prolongs the process and weakens your negotiating position.

What costs are involved in a sale?

Agency commission is 4 percent plus VAT. On top of that come the technical documentation, the energy certificate and the surveyor's planning-compliance check. I go through every item with you before marketing begins.

Do I need to be present for viewings?

No. I run the viewings myself and report back to you afterwards.

Can my property be sold discreetly?

Yes. Marketing then runs through the network, with no public listings.
