Chianti — Properties Among Vineyards and History
Average price: € 2.800/m²
Real Estate Market Chianti
Chianti Classico covers six municipalities between Florence and Siena: Greve in Chianti, Castellina, Radda, Gaiole, Barberino Tavarnelle, and San Casciano in Val di Pesa. Prices vary by a factor of three depending on municipality, condition, and position. New construction is effectively no longer permitted, so the market is the existing stock — and properties that fall out of regular upkeep are where the renovation opportunities lie. The entire area falls under landscape protection (Vincolo paesaggistico), and every change to the exterior requires Soprintendenza approval. This regulation limits supply and protects long-term value: neighbouring development cannot alter the setting you buy into, and the view from your Casale stays as it is.
Lifestyle & Living
Your own olive groves, wine tastings at neighbouring estates, weekly markets in Greve or Panzano. Florence and Siena are each 30 to 45 minutes away. Chianti Classico DOCG is the appellation, the Gallo Nero the mark. Buy a Casale here and you have wineries as neighbours.
Market Data & Prices
The average price sits at around 2,800 EUR/m² (source: Nomisma / Agenzia delle Entrate, 2025). Renovated Casali with pool cost 1.2 to 3.5 million euros (3,500 to 5,500 EUR/m²), unrenovated 400,000 to 1.2 million (1,000 to 2,000 EUR/m²). Across Tuscany, Chianti prices are rising 5 to 7% per year, more steadily than the coastal markets.

What types of property are available in Chianti?
The Casale is the most common property type: a former farmhouse built from natural stone, 2 to 3 storeys, with outbuildings and some land. Renovated Casali with pool are the most-searched category. Unrenovated ones are priced at roughly a third to half of their restored equivalents, with refurbishment typically running 12 to 24 months. For Tenute with wine production, the price is determined by hectares, harvest volume, and DOCG licence, not by residential square metres.

Greve, Barberino, and San Casciano have supermarkets (Coop, Conad). Radda, Castellina, and Gaiole have small food shops. For bigger shopping runs, most people drive to Siena or Florence. The Saturday market in Greve is an institution: fresh vegetables, cheese, olive oil direct from producers. The restaurant density is remarkable for the area. A simple restaurant with Bistecca alla Fiorentina costs 30 to 50 euros per person, fine dining 60 to 100 euros. In winter, some restaurants close for 2 to 3 months. Chianti has a clear annual rhythm: spring and autumn are the best seasons. The Vendemmia (grape harvest) in September and October brings golden light and full vineyards.

Can I buy a vineyard in Chianti?
Yes. One hectare of DOCG vineyard costs 210,000 to 280,000 euros, in top locations (Panzano, Lamole) up to 700,000. Acquisition is subject to conditions set by the Chianti Classico Consorzio. The process is coordinated with agronomists and the municipality.
Are there building restrictions in Chianti?
Yes. The entire Chianti falls under landscape protection (Vincolo paesaggistico). Every exterior change needs Soprintendenza approval: windows, facade, roof, extensions, solar panels. The process takes 3 to 6 months. New construction is excluded.
How long does the buying process take?
From offer to notary appointment (Rogito): 3 to 6 months. In the DOCG zone, the right of first refusal (Prelazione) for adjacent farmers extends the process by 30 to 60 days.

Spring (April to June) for the widest selection. September and October during the Vendemmia for the best atmosphere. November to February for the strongest negotiating position — 3 to 5 percentage points above the annual average.
Do I need a rental car?
Yes. Public transport in the zone is limited, so a car is essential for viewings and daily life.
Is Chianti suitable for holiday letting?
Yes, particularly renovated Casali with pool. The season runs April to October. Daily rates sit at 200 to 500 euros. CIN registration is mandatory. A local caretaker (300 to 600 euros/month) manages the house in your absence.
